With an acute shortage of modern office suites under 5,000 sq ft available to let in the market, BNP Paribas Real Estate are expecting strong interest in two refurbished office suites of 2,500 sq ft each in the heart of the City. 2 Harcourt Centre has recently undergone an extensive modernisation including; upgraded reception, lift lobby and toilet facilities on top of the high grade refurbishment to some of the office accommodation.

In recent months, IBRC and Eversheds have taken advantage of the upgraded facility by securing respective leases on over 10,000 sq ft between them. Meanwhile, in the adjacent 3 Harcourt Centre, which has benefited from similar upgrade works, Harmonic Fund Management have secured a lease on close to 5,000 sq ft. Shane Duffy of BNP acted for the landlord while Dan Shannon of Knight Frank acted for the tenant in each of the above transactions.

Shane Duffy, BNP Paribas Real Estate commented, “Work is about to begin on further upgrade works to office space in 2 Harcourt Centre with availability for tenant fit-out expected in September this year. Two separate office suites of 2,500 sq ft will be available on new leases with a possibility that both floors could be leased to one occupier seeking closer to 5,000 sq ft.”

While a definitive quoting rent has not yet provided, it is expected that IPUT and BNPPRE will expect to exceed €45 per sq ft in line with current market activity. Further details are available from Shane Duffy in BNP Paribas Real Estate.
